Top Features to Look For if You're Buying in Chicago This Summer

Are you thinking about ditching the rental and purchasing a home of your own in Chicago this summer? The real estate market is filled with plenty of homes to choose from, all with their own charm and character. So, how do you choose? What parameters should you base your decision on? Here are a few of the top features potential buyers are looking for that may make your search a little easier.

Home Office

In today's world, many people are working from home as opposed to making a long commute to an exterior office space, so a home office is high up on the list of amenities for a new home.  Having a dedicated work space allows you to stay focused and productive, and it also allows you to close the door to your office at the end of the day so you don’t find yourself disrupting your work/life balance. If you work from home, be sure a home office is on your wish list.

Spacious Kitchen

If you like to entertain friends or have a large family, having an upgraded and spacious kitchen with an area for dining is a huge plus. The majority of homes that sell quickly have an open floor plan with a large kitchen, dining area, and living area all in one large space. This type of floor plan is perfect for entertaining as well as for family time. Take note of the amenities of the kitchen like high end appliances, the material of the countertops, as well as storage space so you’re able to weed out the houses that don’t make the grade.

Energy Efficiency

We all know that Chicago winters can be brutal and the summers can top the charts temperature wise, so finding an energy efficient home can save you money in the long run.  When touring the home, check to see if the appliances, windows, and HVAC systems are energy efficient models. Windows and doors should have a tight seal as should the HVAC ventilation systems. Inquire about the structural materials that were used and whether or not they’re efficient in storing heat and cooling. The listing agent should be able to get you the information you’re looking for.

Bathrooms

You probably already know the number of bathrooms you’d like, but have you decided on the type of bathroom you want? Do you want a soaker tub and a stand up shower? Do you need one sink, or two? Would you like a built in dressing table or an attached walk in closet? These questions are things you should think about if you want a modern and updated home.

Location

Location is potentially the most important amenity a home can have. As a home buyer, it’s important to do your research and decide on a location that suits your wants and needs. Do you need a quiet area or would you prefer to live in a neighborhood that is loaded with restaurants, bars, and shops? In 2020, the majority of buyers are looking for easy access to main roads and freeways and an area that’s safe as well.

Outdoor Space

While it may not be in the cards to have an acre of land in the Chicago area, most buyers are looking for their own little slice of outdoor space. Some prefer a balcony or a rooftop, while others prefer a traditional backyard – either way, the majority are looking for a space to be able to entertain outdoors during the warmer months. Again, it all depends on you and your lifestyle.

With so many options on the market, it’s best to know ahead of time what you’re looking for. Once you know that, you’ll know your dream home when you see it. Happy house hunting!
